Als er \u00e9\u00e9n plaats in Spanje was die de stijgende prijzen van de huizenmarkt vertegenwoordigde, dan zou het Marbella zijn. De stad aan de Costa del Sol heeft het afgelopen jaar de hoogste stijging geregistreerd van alle grote Spaanse gemeenten. De prijzen zijn gestegen met 19,9%, wat neerkomt op een gemiddelde kostprijs van 4.121 euro per vierkante meter, een recordhoogte ooit, volgens gegevens die zijn verzameld door het vastgoedportaal van Idealista.<\/p>\n\n\n\n

Twee andere steden in de provincie Malaga zagen de prijzen ook stijgen tot boven de 10%. Mijas en Fuengirola, met respectievelijk 14.2% en 12.1%; ook all-time highs. De hoofdstad Malaga zag de prijzen tussen januari 2022 en januari 2023 met 8% stijgen.<\/p>\n\n\n\n

Met een nationale stijging van 5,4%, volgens het Spaanse INE, het nationale instituut voor de statistiek, zijn deze ruim boven de gemiddelde jaar-op-jaar stijging.<\/p>\n\n\n\n

Provinciale hoofdsteden<\/h3>\n\n\n\n

Idealista nam in haar rapport 16 provinciehoofdsteden op die jaar-op-jaar stijgingen van de huizenprijzen hebben geregistreerd die hoger zijn dan de inflatie. Santa Cruz de Tenerife (18.7%), Alicante (13.2%), Valencia (11.4%), Guadalajara (11.3%) en Cuenca (10.8%) lopen voorop met stijgingen met dubbele cijfers.<\/p>\n\n\n\n

Belangrijke residenti\u00eble markten zoals Palma (9,9%), hebben de hoogste gemiddelde prijs van die 16 hoofdsteden, met 3.467 euro\/m2. Sevilla (8.1%) en Malaga (8%) bereikten eveneens recordhoogtes met 2.365 euro per vierkante meter.<\/p>\n\n\n\n

Samen met hen, andere provinciale hoofdsteden zoals Segovia (9.9%), Pontevedra (8.3%), Badajoz (7.3%), Huelva (7.2%), A Coru\u00f1a (6.8%), Tarragona ( 6.6%), Granada (6.3% ) en Pamplona (5.8%) completeren de markten die in de eerste maand van het jaar meer zijn gegroeid dan de CPI.<\/p>\n\n\n\n

Slechts zes registreerden een daling van de gemiddelde huizenprijzen op jaarbasis. Palencia (-3.5%), Zamora (-2.5%), Ceuta (-2.4%), Ja\u00e9n (-2.2%), Le\u00f3n (-0.4%) en \u00c1vila (-0,3%). \u00c1vila (1.078 euro\/m2) en Ja\u00e9n (1.083 euro\/m2) hebben enkele van de goedkoopste huizenprijzen onder deze steden.<\/p>\n\n\n\n

Grote stedelijke gebieden<\/h3>\n\n\n\n

Madrid zag een prijsstijging van 4,9% in het grootstedelijk gebied en stijgingen boven inflatie op negen verschillende locaties. Alcorc\u00f3n (10.8%) en Rivas-Vaciamadrid (10.6%), Legan\u00e9s (9.5%), Las Rozas de Madrid (8.3%), Coslada (7.5%) %), Alcobendas (7.4%), Alcal\u00e1 de Henares (7.2%) , Torrej\u00f3n de Ardoz (6.9%) en Mostoles (6.8%)<\/p>\n\n\n\n

In Barcelona waren de stijgingen in het grootstedelijk gebied niet zo sterk als in Madrid. De districten Sant Cugat del Vall\u00e8s (6.6%) en Matar\u00f3 (6.5%) steken echter nog steeds boven de inflatie uit.<\/p>\n\n\n\n

Hospitalet de Llobregat (4.9%) en Cornell\u00e0 (3.8%) presenteren stijgingen die nog steeds hoger zijn dan de stad Barcelona zelf (3%), gevolgd door Terrassa (2.8%), Sabadell (2.6%), Sant Boi de Llobregat (2.5% ), Santa Coloma de Gramanet (1.7%) en sluit Badalona (0.8%).<\/p>\n\n\n\n

Drie andere gebieden hadden opmerkelijke stijgingen. Alicante (13.2%) en de meest prominente steden in de omgeving, zoals Elche (8.1%), Torrevieja (16.1%) en Orihuela (18.5%).<\/p>\n\n\n\n

C\u00e1diz valt ook op (4.7%), waar terwijl de hoofdstad onder de CPI groeit, terwijl de nabijgelegen steden Jerez de la Frontera (14.4%) en Puerto de Santa Mar\u00eda (14%), twee keer zo snel groeiden als de inflatie, samen met Chiclana (9.3%) en San Fernando (7.7%).<\/p>","protected":false},"excerpt":{"rendered":"
