La localit\u00e0 della Costa del Sol ha registrato nell&#039;ultimo anno l&#039;incremento pi\u00f9 elevato di tutti i grandi comuni spagnoli. I prezzi sono aumentati di 19.9% che equivale a un costo medio di 4.121 euro al metro quadrato, un massimo storico, secondo i dati raccolti dal portale immobiliare Idealista.<\/p>\n\n\n\n<p>Anche altre due citt\u00e0 nella provincia di Malaga hanno visto salire i prezzi sopra 10%. Mijas e Fuengirola, rispettivamente con 14.2% e 12.1%; anche i massimi storici. La capitale, Malaga, ha visto un aumento dei prezzi di 8% tra gennaio 2022 e gennaio 2023.<\/p>\n\n\n\n<p>Con un aumento nazionale di 5.4%, secondo l&#039;INE spagnolo, l&#039;istituto nazionale di statistica, questi sono ben al di sopra dell&#039;aumento medio anno su anno.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Capoluoghi di provincia<\/h3>\n\n\n\n<p>Idealista ha incluso nel suo rapporto 16 capoluoghi di provincia che hanno registrato aumenti di anno in anno dei prezzi delle case superiori all&#039;inflazione. Santa Cruz de Tenerife (18.7%), Alicante (13.2%), Valencia (11.4%), Guadalajara (11.3%) e Cuenca (10.8%) aprono la strada con aumenti a doppia cifra.<\/p>\n\n\n\n<p>Importanti mercati residenziali come Palma (9.9%), hanno il prezzo medio pi\u00f9 alto tra quei 16 capoluoghi, con 3.467 euro\/m2. Anche Siviglia (8.1%) e Malaga (8%), hanno raggiunto i massimi storici con 2.365 euro al metro quadro.<\/p>\n\n\n\n<p>Insieme a loro, altri capoluoghi di provincia come Segovia (9.9%), Pontevedra (8.3%), Badajoz (7.3%), Huelva (7.2%), A Coru\u00f1a (6.8%), Tarragona (6.6%), Granada (6.3%) ) e Pamplona (5.8%) completano i mercati che sono cresciuti pi\u00f9 del CPI per il primo mese dell&#039;anno.<\/p>\n\n\n\n<p>Solo sei hanno registrato un calo dei prezzi medi delle case su base annua. Palencia (-3.5%), Zamora (-2.5%), Ceuta (-2.4%), Ja\u00e9n (-2.2%), Le\u00f3n (-0.4%) e \u00c1vila (-0 ,3%). \u00c1vila (1.078 euro\/m2) e Ja\u00e9n (1.083 euro\/m2) hanno alcuni dei prezzi delle case pi\u00f9 economici tra queste citt\u00e0.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Grandi aree metropolitane<\/h3>\n\n\n\n<p>Madrid ha visto un aumento dei prezzi di 4.9% nell&#039;area metropolitana e aumenti superiori all&#039;inflazione in nove diverse localit\u00e0. Alcorc\u00f3n (10.8%) e Rivas-Vaciamadrid (10.6%), Legan\u00e9s (9.5%), Las Rozas de Madrid (8.3%), Coslada (7.5%) %), Alcobendas (7.4%), Alcal\u00e1 de Henares (7.2%) , Torrej\u00f3n de Ardoz (6.9%) e M\u00f3stoles (6.8%)<\/p>\n\n\n\n<p>A Barcellona, gli incrementi nell&#039;area metropolitana non sono stati cos\u00ec forti come quelli di Madrid. Tuttavia, i distretti di Sant Cugat del Vall\u00e8s (6.6%) e Matar\u00f3 (6.5%) si distinguono ancora al di sopra dell&#039;inflazione.<\/p>\n\n\n\n<p>Hospitalet de Llobregat (4.9%) e Cornell\u00e0 (3.8%) presentano incrementi ancora superiori alla stessa citt\u00e0 di Barcellona (3%), seguite da Terrassa (2.8%), Sabadell (2.6% ), Sant Boi de Llobregat (2.5% ), Santa Coloma de Gramanet (1.7%) e chiude Badalona (0.8%).<\/p>\n\n\n\n<p>Altre tre aree hanno avuto aumenti notevoli.
