La ville de la Costa del Sol a enregistr\u00e9 la plus forte augmentation de toutes les grandes municipalit\u00e9s espagnoles au cours de la derni\u00e8re ann\u00e9e. Les prix ont augment\u00e9 de 19,9%, ce qui \u00e9quivaut \u00e0 un co\u00fbt moyen de 4 121 euros par m\u00e8tre carr\u00e9, un record historique, selon les donn\u00e9es compil\u00e9es par le portail immobilier Idealista.<\/p>\n\n\n\n<p>Deux autres villes de la province de Malaga ont \u00e9galement vu les prix d\u00e9passer 10%. Mijas et Fuengirola, avec respectivement 14.2% et 12.1% ; \u00e9galement des sommets historiques. La capitale, Malaga, a connu une augmentation des prix de 8% entre janvier 2022 et janvier 2023.<\/p>\n\n\n\n<p>Avec une augmentation nationale de 5,41 TP2T, selon l&#039;INE espagnol, l&#039;institut national des statistiques, elles sont bien sup\u00e9rieures \u00e0 l&#039;augmentation moyenne d&#039;une ann\u00e9e sur l&#039;autre.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Capitales provinciales<\/h3>\n\n\n\n<p>Idealista a inclus 16 capitales provinciales dans son rapport qui ont enregistr\u00e9 des augmentations annuelles des prix des logements sup\u00e9rieures \u00e0 l&#039;inflation. Santa Cruz de Tenerife (18.7%), Alicante (13.2%), Valence (11.4%), Guadalajara (11.3%) et Cuenca (10.8%) ouvrent la voie avec des augmentations \u00e0 deux chiffres.<\/p>\n\n\n\n<p>Des march\u00e9s r\u00e9sidentiels importants comme Palma (9.9%), ont le prix moyen le plus \u00e9lev\u00e9 parmi ces 16 capitales, avec 3 467 euros\/m2. S\u00e9ville (8.1%) et Malaga (8%), ont \u00e9galement atteint des sommets historiques avec 2 365 euros le m\u00e8tre carr\u00e9.<\/p>\n\n\n\n<p>Avec eux, d&#039;autres capitales provinciales telles que S\u00e9govie (9.9%), Pontevedra (8.3%), Badajoz (7.3%), Huelva (7.2%), La Corogne (6.8%), Tarragone ( 6.6%), Grenade (6.3% ) et Pampelune (5.8%) compl\u00e8tent les march\u00e9s qui ont progress\u00e9 plus que l&#039;IPC pour le premier mois de l&#039;ann\u00e9e.<\/p>\n\n\n\n<p>Seuls six ont enregistr\u00e9 une baisse des prix moyens des logements d&#039;une ann\u00e9e sur l&#039;autre. Palencia (-3.5%), Zamora (-2.5%), Ceuta (-2.4%), Ja\u00e9n (-2.2%), Le\u00f3n (-0.4%) et \u00c1vila (-0,3%). \u00c1vila (1 078 euros\/m2) et Ja\u00e9n (1 083 euros\/m2) ont des prix de logement parmi les moins chers parmi ces villes.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Grandes m\u00e9tropoles<\/h3>\n\n\n\n<p>Madrid a connu une augmentation des prix de 4,9% dans la zone m\u00e9tropolitaine et des augmentations sup\u00e9rieures \u00e0 l&#039;inflation dans neuf endroits diff\u00e9rents. Alcorc\u00f3n (10.8%) et Rivas-Vaciamadrid (10.6%), Legan\u00e9s (9.5%), Las Rozas de Madrid (8.3%), Coslada (7.5%) %), Alcobendas (7.4%), Alcal\u00e1 de Henares (7.2%) , Torrejon de Ardoz (6.9%) et M\u00f3stoles (6.8%)<\/p>\n\n\n\n<p>\u00c0 Barcelone, les augmentations dans la zone m\u00e9tropolitaine n&#039;ont pas \u00e9t\u00e9 aussi importantes qu&#039;\u00e0 Madrid. Les quartiers de Sant Cugat del Vall\u00e8s (6.6%) et de Matar\u00f3 (6.5%) se distinguent cependant toujours au-dessus de l&#039;inflation.<\/p>\n\n\n\n<p>Hospitalet de Llobregat (4.9%) et Cornell\u00e0 (3.8%) pr\u00e9sentent des augmentations encore sup\u00e9rieures \u00e0 la ville de Barcelone elle-m\u00eame (3%), suivies de Terrassa (2.8%), Sabadell (2.6% ), Sant Boi de Llobregat (2.5% ), Santa Coloma de Gramanet (1.7%) et ferme Badalona (0.8%).<\/p>\n\n\n\n<p>Trois autres domaines ont enregistr\u00e9 des augmentations notables. Alicante (13.2%) et les villes les plus importantes de ses environs, comme Elche (8.1%), Torrevieja (16.1%) et Orihuela (18.5%).<\/p>\n\n\n\n<p>Cadix se distingue \u00e9galement (4,7%), o\u00f9 tandis que la capitale cro\u00eet en dessous de l&#039;IPC, tandis que les villes voisines Jerez de la Frontera (14,4%) et Puerto de Santa Mar\u00eda (14%), ont augment\u00e9 \u00e0 deux fois le taux d&#039;inflation, ainsi que Chiclana (9.3%) et San Fernando (7.7%).<\/p>","protected":false},"excerpt":{"rendered":"<p>If there was one place in Spain that represented the housing market&#8217;s spiralling prices it would be Marbella.
